    • Replace HVAC filters, lightbulbs, and smoke/carbon monoxide detector batteries (billed at cost).

    • Handle special requests like mail retrieval or plant watering during absences.

    • Snow removal coordination during winter months

We’ll water your plants, move packages off the porch, replace air filters and batteries*, or whatever else you can’t do while away.

*Items like batteries, filters, and lightbulbs will be billed to owner and itemized on the invoice.

  • Absolutely! Our routine home checks are available to all homeowners, whether or not you have a property management contract with us.

  • We’ll notify you right away with photos, detailed notes, and recommendations for next steps. If repairs are needed, we’re happy to help coordinate trusted local vendors (additional fees may apply).

  • Each report includes:

    • A checklist of everything inspected

    • Photos of the property

    • Notes on the current condition

    • Suggestions for any repairs or maintenance

  • For recurring services, we bill upfront each month. Your invoice will clearly list all services provided, special requests, and any items purchased on your behalf.

    • One-time checks: Require 48 hours notice. Without notice, the full fee applies.

    • Biweekly + Weekly checks: Require at least 6 days notice before the next visit. Refunds are prorated for unused services.

    • Unlimited Between Guests: Require 48 hours notice before the next scheduled visit. Refunds are prorated based on remaining visits.

  • All inspections follow a standardized checklist to ensure consistent, high-quality service - no matter who conducts your visit.

  • Routine home checks focus on property security and maintenance. Full property management includes guest communication, bookings, revenue optimization, and day-to-day rental operations.

  • Absolutely! We’ll make the transition seamless. Plus, Unlimited Between Guests Inspections are included at no extra cost once you’re a full Solstice Management client.
